Advice about buildings has a long tail. A design error or a missed defect in a survey may not surface until years after the work, and the claim can include the cost of putting the building right as well as the client's other losses. Fire safety and cladding related exclusions have also become a feature of this market since 2017.
Professional bodies such as RIBA, RICS and the engineering institutions set minimum indemnity requirements for their members, and appointments for larger projects often ask for higher limits, net contribution clauses or collateral warranties. The policy needs to fit those terms as well as the regulator's.
