Some buildings do not fit the standard commercial or residential forms. A listed church that must be repaired in matching stone, a farm building full of baled straw, an independent school letting its halls in the evening or a property standing empty between uses each needs to be described to an insurer properly.
Many mainstream insurers have limited appetite for these risks, and some are placed with specialist markets. Accurate rebuild costs, security arrangements and a clear account of how the building is used tend to make the biggest difference to whether terms are offered and on what basis.
